Another option for Landlords

This email came recently from TAR. Although we don't do property management, it looked like a great service to pass on to your landlords when they need to get criminal background checks and credit reports on prospective tenants. Don't forget that when you take a lease listing you need to get the landlord(s) to sign the Keller Williams Disclosure stating that we are not responsible for checking into tenant applications, employement history, ability to pay, or criminal records.

What happens when your clients move and the listing doesn’t sell? They want you to rent it out. Fast. That’s when smart Texas REALTORS® use TexasRealtors.MySmartMove.com, an online system from TransUnion that provides you a quick leasing recommendation on prospective tenants.During July, the normally $25 criminal background check and credit report is only $15 when using the promotional code: TARNY814. The cost of this service, whether $15 or $25, can always be paid by the prospective tenant. And that’s smart for you.Download interactive brochure for Texas REALTORS®Go to TexasRealtors.MySmartMove.com

What's Up ?

Agents,
School starts on Monday and September is right around the corner. Our summer is drawing to an end. We are rapidly approaching our fourth quarter of the year. What are your plans to finish the year strong? Remember, it's not about the market....it's about what you do! You can't control the market but you can control your outlook and your response to the market.
Any contracts you execute now will be October business. Your September business will be your Oct/Nov. closings. The leads you generate now will be your fall contracts and your end of the year closings. What prospecting and marketing do you have in place to bring you the leads you need to finish the year strong?
We have several training and brainstorming sessions planned to get you on track or to accelerate your business so you will end the year strong. The first is a class offered at CREM on Thursday, August 26 called Overcoming buyer reluctance, this is one in a series of classes from Gary Keller's "Shift" This class covers the issues and challenges of a "Buyer's Market" including how to be an expert in this market, how to consult with your buyers to create urgency and how to facilitate decision making. You will also get a copy of scripts that can be used in this buyers market. Instructor: Jenny Williams. Sign up at www.cremcalendar.com, This class is a must for kicking off your fall business!
Don't miss our brainstorming/networking classes coming the first of September. For those agents new to Keller Williams or at a production level less than 1 million, meet with Carol on Tuesday, September 7 at the Homefinder Center, 9:00 to 10:00. For those who would like to role play and practice scripts and dialogues, plan to stay an extra 30 minutes from 10 to 10:30. Genesis mortgage will provide breakfast.
Is your annual production between 1 and 2 million? I would recommend that you plan to attend a similar session with Sharon on Wednesday, September 8 at the Chamber of Commerce from 12 to 1:00pm. We will be discussing the current market and ideas to help you over the 2 million hurdle. For those interested in role playing with scripts and dialogues, plan to stay an extra 30 minutes. Lunch will be provided by Genesis Mortgage.
If you are a capper and want to end the year strong, attend the session with me on Monday September 13 from 12:30 to 1:30 at the Homefinder Center. We'll be sharing and strategise together. If you'd like to role play and practice scripts and dialogues plan to spend an additional 30 minutes at the end of the session from 1:30 to 2:00pm. Lunch will be provided by Genesis Mortgage.
Sign up now for the class next Thursday and mark your calendars for the brainstorming/networking session that is applicable for you. Watch for additional coming events to help you grow your business.
Be certain of this - your mindset matters. Take advantage of the tools we are offerinng.

Forclosure Update

Agents,
We have been contacted from agents from time to time regarding foreclosure properties when there is a tenant occupying the property. Attached is a copy of a brochure from the Austin Tenant's Council with information you might find helpful. There is a disclaimer on the brochure, "It should not be considered conclusive or a substitute for legal advice. Anyone needing legal assistance should contact an attorney."
That being said, I think the information could be helpful. This is also posted on the office intranet site.
